This is an undeveloped building lot with 806 feet of frontage and 3.01 acres on the west bank of the Pere Marquette River between Cabin#1 and Cabin #2 at Cannon River Ranch. An easement provides access over the existing road to Mac Road, which is plowed in winter and maintained year-round by Lake County. Fishermen will enjoy the low bank access to the river for fishing. A purchaser of one of the cabins may choose to add this parcel to their purchase. The Natural Rivers Act currently requires a 150-foot setback from the river. Underground electric power runs through the parcel. Building a cabin here will require a well and septic system, and you will likely add a propane tank. You will see eagles, otter, deer, and other wildlife and hear a variety of songbirds. The Pere Marquette is a National Wild and Scenic River by an act of Congress, a Natural River with no dam, and a Blue Ribbon Trout Stream in Michigan. It has been recognized as one of the few trout and salmon fishing rivers of this quality remaining in the nation. It is the best in Michigan, and that is supported by 50 years of DNR sampling statistics. This river was the location of the first brown trout introduction in the United States in 1884. Rainbow trout were planted in 1885, and those early introductionsdeveloped into a self-sustaining migratory steelhead population. It is one of only two rivers in Michigan where the State regulates canoe and fishing boat traffic. Today, it nurtures large populations of resident brown trout and provides world-class fishing opportunities for steelhead and Chinook salmon.
