This is an undeveloped building lot with 806 feet of frontage and 3.01 acres on the west bank of the Pere Marquette River between Cabin#1 and Cabin #2 at Cannon River Ranch. An easement provides access over the existing road to Mac Road, which is plowed in winter and maintained year-round by Lake County. Fishermen will enjoy the low bank access to the river for fishing. A purchaser of one of the cabins may choose to add this parcel to their purchase. The Natural Rivers Act currently requires a 150-foot setback from the river. It is one of only two rivers in Michigan where the State regulates canoe and fishing boat traffic. Today, it nurtures large populations of resident brown trout and provides world-class fishing opportunities for steelhead and Chinook salmon.
