The Jefferson Davis Parish Tract (#03019-03914) is a 753-acre (per GIS Estimate) tract of timberland located in Jefferson Parish about six miles southeast of Elton, LA(North 30.42624, West 92.60931). The topography is generally well-drained with Bayou Nezpique running along the eastern side of the property.Over five hundred acres were planted around 2011 and have yet to be first-thinned. A pipeline right-of-way runs through the nortwestern area of the land creating a wildlife access corridor. About 243 acres remain as merchantable hardwood bottomland.Access to the northwestern cornerof the property is available with a deeded access from the end of Hubert Lane. According to the USDA NRCS web soil survey, the property is based upon an assortment of silt-loam soils which give the land aweighted average site index of 88.1feet for Loblolly Pine (base age 50) for the portion rated.
