1,120 +/- ACRE RANCH, WASHINGTON COUNTY, LINDON, COLORADO This beautiful income producing ranch is approximately 1,120 +/- acres. The ranch is bordered by County Road 9 along the North, and County Road 8 to the South. Over 656 acres are under the Conservation Reserve Program (CRP). The terrain is diverse, including rolling plains, drainage bottom and CRP grasslands. There are 2 older water wells. The first well is an old, inoperable, hand-dug well. The second well located near the stock tanks, southwest of the homestead, was tested in 2020 and reported 1.25 GPM. County Roads to the ranch are dirt, county maintained. The ranch is cross fenced to separate the grazing pasture from the CRP ground and the fencing is fair for cattle. Electric and telephone run along the Northern and Southern boundaries. Aregood Ranch has not been hunted for years and boast a population of Antelope and Mule Deer. There is an older ranch house surrounded by Cottonwoods that is unlivable, and in the same location is a Quonset Hut structure currently used for equipment storage. The CRP program totals 656.50 acres +/- (in two parts 632.5 acres and 24 acres). The income produced for 632.50 acres is at a rate of $36.03 per acre expiring September of 2033 and the 24 acres at $32.49 an acre expiring October 2032. The CRP contracts bring a combined annual income of $23,569. There is also a grazing Lease that brings $2300 a year. Please note, if a new owner becomes the successor of the existing CRP contract, they must assume all obligations of the CRP agreement. Very few ranches in this area come on the market with the income and opportunity for recreation. Sellers own a portion of the mineral rights and are negotiable in the sale of the property.
