The Big Creek 520 is located in Phillips County, Arkansas on Big Creek. An excellent farm for recreation with income. The White River NWR is to the West, which can hold the largest concentrations of wintering Mallards in the Flyway. Big Creek itself is known for attracting ducks in S. Arkansas, as evidenced by the number of established hunting clubs. This area is also infamous for world class whitetail and turkey hunting. Consisting of approx. 400 tillable acres w/ remaining land being small wetlands and bottomland hardwood along Big Creek. 2 turbine irrigation wells and the ability to re-lift from the creek to easily flood for both farming and hunting in dry climates. A series of water control structures, ditches and levees create a labyrinth to move water. There is a boat launch & small cabin right on the banks of the creek. While this farm is currently in production and provides the landowner with cash rent income, it is a great candidate for enrollment into a conservation easement
