The property is in the process of undergoing environmental remediation with the oversite of an LSRP and the Department of Environmental Protection. The contamination occurred several years ago while the property was a gas station. The remediation is ongoing, and the entire process is expected to be completed by 2024. The reason for the lengthy time is due to the fact that there must be 8 quarters of monitoring and sampling to confirm that the remediation has been completely resolved. The sellers shall agree to maintain liability and responsibility for the clean up to be LSRP and it shall be expressly understood that all net sale proceeds will be held in escrow for the cost of the remediation, fines and any other related expenses.
